17 VANGUARD
dallas, texas
2705 sq ft
3 bed/ 2.5 bath
completed: 2017

Completed in early 2017, this project sits on a very small lot in the Urban Reserve development. The lot is 5000 sf and only 30% of that area was feasible to build upon. With that in mind the project became a puzzle to solve in order to provide the required amount of square footage and architectural elements.

Because of the site, the backyard (deck) and the stairs, were cantilevered off the back in order to make room for the basic requirements of parking, kitchen, dining, living, and powder bath on the ground floor.

There is also an amazing stand of trees, crowned by a 90' tall mature oak in the back of the site. The house references these trees by opening out to the tree canopy and creating visual links to the greenery as one moves through the house.

The upstairs contains the master bedroom suite, laundry, small office, two bedrooms, and a jack and jill bathroom suite. The glass floors emphasize the transparency to the exterior and the tree canopy making it feel like a tree house.
