The Coffee Lounge is located near downtown Dallas in the Victory Park development. Victory Park was conceptualized as an enclave of high-end, one-off retail stores, live / work spaces, the W Hotel and the American Airlines Center. 

 

The tenant lease space is 43'-6” deep x 39'-9" wide and 19'-3” high.  The nearly square footprint proved challenging in accommodating the required program elements and maintain a clear spatial hierarchy.  

 

The program is comprised of three main elements: Coffee Bar, Bookstore, and Gallery.
