Design for Retail, Office, and Civic Spaces
Whether we are working on a retail space, office, or civic venue, our goal is to create environments that support daily activity, communicate identity, and hold up to long-term use.
Our focus is on small to mid-scale projects. These include owner-occupied offices, tenant-improved interiors, infill buildings, creative workspaces, and adaptive reuse developments. We approach these commissions with the same spatial discipline we bring to residential design, balancing form, structure, and material selection from the first study to the final detail.
What We Design
We work across a range of programs and project types. That includes standalone buildings, shell improvements, and full interior environments. Our work often begins with programming and pre-design studies and continues through full construction documentation and permitting.
In many cases, our commercial projects involve navigating an existing structure. We develop solutions that respect what works and remove what doesn’t. Adaptive reuse projects allow us to integrate daylight, circulation, and modern systems into buildings that were not originally designed for current needs. Our approach balances the practical with the architectural.
Material Strategy and System Coordination
Our buildings are built to be occupied, maintained, and revisited daily. We specify materials that perform well under constant use. Finishes are selected for durability, tone, and how they respond to light. We often expose structure and mechanical systems when appropriate, using them as part of the spatial composition rather than hiding them behind unnecessary finishes.
System coordination begins early. We bring consultants into the conversation while the architecture is still forming. Mechanical, electrical, and structural systems are integrated into the design, not applied on top of it. This prevents last-minute changes and keeps the space visually and technically resolved.

Architecture That Serves Business
We build projects that support the operations happening inside. Whether it is a public-facing gallery or a quiet workspace, we focus on how the space functions throughout the day. That includes circulation, lighting, acoustics, material behavior, and energy performance.
We work closely with ownership teams, brand consultants, and fabricators. Every project is shaped by constraints, budgets, and operational needs. Our job is to bring order to those conditions through strong architecture.
